If you'd asked me before I started what was the most important marketing tool, I would have said business cards or networking.
I now have a radically changed opinion! Our website is really delivering and we use it to drive everyone from buyers to sellers to bird dogs to the site.

Seller leads come in weekly! Bird dog leads come in daily and it has given us real credibility.

I think the CREI community is missing something real here (but, meanwhile, we are getting more leads than we can handle) A well developed prefab site can be up in 24 hours, cost much less than any other advertising medium with a higher return on investment.
BTW our total cost was $295 setup with $49 per month. One deal pays for this for years.

Anyone else have an opinion?

As a novice investor in Real Estate is very crucial to be networking with other investors to learn and to help other. Because so many shark out there they need only your money and give you a wrong advice. So, this is happen to me it makes me more confusion (now I stay out of them).

But in networking, I believe I can trust other and accept their opinion, experienced and for any advice come my way.

I am a newbie at rehabbing, only closing my first deal recently. I would have been lost without the help of our real estate club, though. I'm sure there are many great ways to market, but as a beginner, gain knowledge and talk, talk, talk to those who are experienced, and read whatever you can find. Our real estate club has helped me tremendously. I will net $17K on my first deal.

Actually my PstCds get a lot of calls back to me. but the Best Marketing Tool is not really listed it is a combo of Word or Mouth and Myself
