I own/manage 79 properties. They are all multi-family units. All have been bought with absolutely no money down ..0...nothing. And I DO NOT mean some one elses money. Creatively of course, but I have done all my properties with no credit also. No one ever looks at my credit because there is no need for me to give them my personal info. I could not afford paint at one time so I had to find a way to do this. Basically its all in the negotiations. Anyone need help email me at c100a@hotmail.com and I'll put you in the right directions. In the mean time always remember...Nothing beats a failure but a try and it never hurts anyone to ask even when someone else laughs. Good luck all you creative investors out there.

I own zero, manage 3. Anyway that is what the tenants think. I am a newbie to real estate, and have read & been told to not broadcast how many properties I own for legal reasons. I really appreciate all the usefull info and insight provided here. Keep up the great work.

I believe if you are taking advantage of all your Tax advantages and Business deductions and adding appreciation values even any negative cash flow is an income producer, I know it is for me. The less you pay in Taxes and the more you get back from the gov determines how much your "income" involved in any of your properties you have.
