Joel,

You are missing one category -- My rate is already low and refinancing is not worthwhile.

This is the one I would pick if it were an option. None of the others seem to fit my situation.

WOW!

I just thought that everyone had refi'd everything that they owned, by now. All rates are down....NOO included!

I only do Maryland and Delaware, so I can't do it for most of you....sorry, but find a good Loan Officer in your area and do it quickly.

I took my original loan out 3.5 years ago. I went with a new lender 18 mos ago. I streamlined the loan 6 months ago. I streamlined the loan again this week. That's 3 refi's in 3.5 years.

I also refied a rental property that was at 8% down to 6.25%.

Reply and let me take a look at your deal. Residential only,OO,NOO. I'm a national bank loan officer. I close many deals in many states, all programs and rates are best execution. Rates are still low. Programs are many for purchase and refi.
Please bear with me...I'm new at this site and need some time to get used to getting around.
