DWE,

I walked out, I guess you could call it a free seminar. This was the first Guru assembly I ever attended. Their were enough lies in the speakers 'presentation' that I felt sorry for the ones that put their faith and hopes in this kind of real estate dribble.

1. If you can tell me if you tried the open a passbook savings account, then borrrow from the 5 different banks you have the accounts with, without a credit check by the way, then I would be impressed. Russ, says you can.

2. If you can get a 'no doc' loan without a credit check then I would be twice as impressed. Russ, also says you can.

3. Nothing was mentioned about closing costs, interest, or points in the deals he did, just pure profit. What a man.

4. I could go on but I think you get the point.

I was there with my $Cash$ hat on (green baseball cap with $Cash$ in gold embroidered across the front), showed one of his disciples my credential book with the 500+ properties from verifiable sources that I have bought and sold.

This is just my opinion of what I saw and heard, I sincerely hope what you learned you can put to good use in real estate investing.

    Hi dwe,

Yes I have went through the course plus, I spent just under 30k. I did them all.

I did gain some knowledge. I would not suggest this for you unless you have the extra cash.

For me it was just a deduction. Most of what is tought is fluff and a lot of it and they spend more time in selling then teaching.

I have done the pass book deal my self, just to see how it works. It does work "kind of".

Most banks will loan up to 80% of the pass book amount, most do check credit, and it will cost you interest. You do not get a 100% of your money as they imply.

It takes time to build a bank relationship.

As for a no doc loan, it to can be done. I have built a relationship with my banker over 10 years and have ample reserves with them. I can go to my banker and get up to 350k based upon my signture & how I do business (honest). This has taken 10 yrs to get this kind of relationship and a lot of deals.

I am new to TCI and I claim to be new to REI because I want to stay a babe in mind to REI because you learn this way. When you think you know it all you will loose your shirt.

I would take what info you have gotten from Russ Whitney Education and run with it with caution, study your market area, network with Realtors, Bankers, just about all who have anything to do with real estate!!!

Keep postive, get books at your pub lib on re, study and study and study.

Learn how to research property at your court house, talk to other investors - should I say let them talk you will learn - When you have built up a nest egg of re deals then spend more on education.

I have went through Russ & Carlton's programs from top to bottom, just because I wanted to! Both teach a lot of fluff. I had a lot of fun at both. Only do this if you have the extra funds.

I also teach REI to about 800 students a year. You can do one thing that will help you the most find a mentor to guide you!

Keep in mind that most folks just getting in the game are look for a get rich over night plan, their last hope REI is not this, it takes time.

I personally would not recommend Russ Whitney's course if you are a beginner. I went through his three day course and that's what got me started in the business. But, I needed someone to hold my hand and someone who knew the market where I lived and worked everyday and they were not the best source for me. Since then, I've been feeling my way through the dark and have come across these boards and people on these boards who have helped me, way more than all the money I spent with Russ Whitney and his group! Read some books, buy some inexpensive courses off this site, search other sites and ask alot of questions. You'll get alot more and save alot at the same time! I found that Russ Whitney's group is in Florida and maybe, they are doing deals there, but the BBB didn't give them a high rating and, his seminar/books give you alot of generalities and not enough of "how to's" which I needed as a beginner. They seemed to be more interested in selling me boot camps than actually helping me close a deal!

I live in Central Florida. I attended the russ whitney free "seminar" and found it full of nothing but sales pitches and people trying to sell me a "dream" I left very disappointed from that seminar.

I proceeded to teach myself whatever I could so I read every book about real estate in my local library, Then proceeded to the county court house to learn more. There I met some true auction investors who directed me to the following:

    1. A foreclosure class with a price tag of ONLY $100.00!!! This class is about everything you need to do to become a succesfull auction shark. A class with no fluff!!

The people who run the class also have a website (with a great price also) that list ALL lis penden, calendar of sales, information on each and every case coming up for auction and those with a judge's NOTICE OF SALE including judgement amounts, how much equity is left on the properties etc. It looks like a mini title search.

The point is, we need good people to direct us in the right direction, and what better place than the court house auctions where you will meet experienced investors that can direct you to what you are looking for and who knows, you might make a few alliances like I have.

(If the investors see that you are not there to step on their toes you will find tons of info from them)

The website I was talking about and classes can be found at IRSFL.COM (Gail cover like 9 different counties)

Hope this helps newbies like myself in central florida.

I have my own $$$ to work with and am in need of some partners / investors in central florida to go after more lucrative deals than what i can afford right now so we could both split profits and grow together.

    Sincerely
