I'm planning on going to a court hearing to bid on a probate home that my RE agent found for me. The house is pretty neglected but structurally sound. If I get it at the price that I'm bidding i should be able to make a good profit after rehab. My concern is that since the home is being sold "as is" -- the estate will not do any termite work or allow me to add "contingent on appraisal" clause. Has anyone had any bad experiences with probates? should I give it a shot?
