Hello everyone,

I'm currently considering purchasing a property on the east coast of FL near Melbourne. I've never owned a rental property before and I think this could be a worthwhile first attempt to pursue. That being said, I'm wondering what everyone's opinion here is on hiring a management company as I live in NH and wouldn't be able to physically view the property more than once or twice a year. I've been talking with a property mngmt. company in the town recently and he explained their services were 50% of the first month's rent and 10% thereafter, does this sound reasonable? Also, what does a good management company typically provide for a service, what will I get for that cost? For example, if there's a water leak or something, will they go fix it for the tenant? Does a property manager typically find the renter for the house or is that my responsibility? I would really love to get some feedback with advice from some of you out there that rent properties (residential) frequently. Any tips , insight, advice is greatly appreciated, thanks in advance.

Wow, highly dangerous to buy your first rental prop so far away. I would not do it. Buy something in Manchester or Salem, NH or even Methuen, MA, but so far away and in FL--asking for trouble.
