Read all the necessary information about real estate investing. There were forums which are very helpful because of information posted but of course some forums have scammers. Nowadays, lots of scammers with different styles are everywhere and trying to victimize anyone with no proper knowledge. You should learn all the information you have if it’s really factual. You can differentiate the truth and forged by carefully studying.

Do you know of anyone in your area who is successful in real estate investing, then ask them to teach you.
I would guess that there are Real Estate Organizations in your area, check them out, go to there meetings, conceder joining.
If you want what someone has, then do what they do.
Maybe find a Mentor
Good Luck.

Start going to real estate investor club meetings in your area and offer a (and more) successful investor out for lunch (on your dime) and ask them what type of deals they are looking for as for you to be a successful wholesaler, you need to network with the buyers - get to know them, what they want (price range, zip code area, etc.), and since you are beginning at it ...tell them, be upfront and you'd be suprised how many might offer up great free mentoring to you.
Now that you know the demand - you can start figuring out how to use your energy to be a bird dog and get those deals!
Watch out for anyone that asks you to pay you a lot of money and then they'll 'reveal the secrets' to making money with wholesaling.
Start reading up on it - this forum is a great place to get educated!
Good luck!

I have been considering Wholesaling as a new career for several months...bought some books, have been reading through them, but seem to come up against the same thing with everything I've bought. It's as though the books and the course I have purchased will not work UNLESS I sign up for their Mentoring Programs. Now I realize that Mentoring is a
very good thing, and if I had an extra $2,000 - $5,000 lying
around I would sign up....but how many of you guys out there have made a start on your own, with just the books to lead the way for you?? I would be most interested to hear from you.

The key to this the real estate assignment business is MARKETING. You must market your butt off, and get sellers calling you. The problem with this business is that in many cases too many people are doing it. The best real estate contract dealers, spend upwards to $5K/per month in advertising.
In many cases you may find a property that being sold under another contract, and this can get very annoying.

Hi Reneek, I didnt buy any courses or books. I have read a lot of info off the investor sites and the library, there are tons of books for free. Then just jump in and trust yourself, your judgement and instincts. I have been wholesaling and investing for 4 years, actually 3 working years and have done 5 wholesale deals and bought 2 houses for myself.Just go for it.

Whats everyones marketing budget per month? Its kind of discouraging to hear that some investors spend 5K a month on marketing. How can the little guy compete with that?

your first task should be to read every thread here about wholesaling. there you will find many questions answered that you don't know to ask. your interest will peak and you will come up with some good quesitons of your own.
like everyone else said, start to network and this is the perfect place to get started.

Read and learn as much as you can. There are lots of free information out there, some good and some not so good. A great place for information is your local Real Estate Investment Club. This form has a lot of great information, search through all the old posts and keep asking questions.

You have received some good advice on this forum and it ultimately comes down to knowing what you want (your outcome, etc...) and deciding to take action.
You can do this by attending a seminar or bootcamp, joining your local REIA, committing to read one book a month, networking, etc...
Ideally if you could attend a seminar or bootcamp, you will learn the most in the shortest amount of time. These days you can even find free (or low cost seminars --- ex)Real Estate Revolution Event which is in Atlanta this weekend. (You can google it)
If you cannot attend a seminar or bootcamp then read as much as you can online (forums, articles, etc...) It's free and you would be surprised how much you can learn.
Also, you are going to learn by doing so consider getting a mentor and/or modeling someone successful.
Hope this helps.

In addition to finding motivated sellers, you should focus some of your time towards building your wholesale buyers list. You can do this by offering to help sell properties that a successful local investor has under contract. This will accomplish a few things:
1 - You'll be able to start building your buyers list. The size of your buyers list will be directly proportional to your success as a wholesaler.
2 - By helping an experienced investor, you have a good chance of getting some good mentoring.
3 - You might even be able to work a deal with the investor so that you can get paid $500-1000 if you can help him find a buyer. Now you have a marketing budget.
There is so much free information available on the internet that anyone can become a successful investor without spending thousands of dollars. I think that mentoring is very valuable, and I've been in a coaching program for the last three years, but you don't NEED it to get started.
