I've taken the advice from the experts on this forum regarding getting an equitable interest in the properties that I advertise for sale. But, the problem is that the seller is a seasoned investor and he is not willing to allow me to combine the Lease and option into one contract. How can I structure this?

If he's a seasoned investor, he's not your target market. You need Sellers who are looking for debt relief, and he needs an end Buyer. Not a good match.
