Does anyone know where can I find out if a lot is buildable.

I am interested in buying a lot located out in the country side, 20 miles from my house. I need to make sure that there are not restrictions as far as building a house on it.

Any responses will be greatly appreciated.

Around here I would call the code compliance office. Although what they say is not necessaily so, at least you will know if there is going to be a problem getting a permit or not.

In Hawai'i it would have been the county zoning commission.

In general you should be able to put a single family home on any property, barring environmental, health, or safety issues. To not allow this would generally be considered a "taking" under the U.S. Constitution. However, local governments have no problem with "taking" property rights, knowing that making a Federal case out of it is beyond the financial means of most property owners. So contacting the officials in charge of zoning and enforcement is your best bet to determine if it will be easy or a huge hassle.

In Texas you want to go to a title company in the county your property is in. You want them to see if there are deed restrictions for the property your interested in. Also check with the county to see what building regulations they have. Some have them, some dont. If your in a rural enough area I think you'll find your good to go. One great thing about Texas is there pro business attitude. IE, less government is good government. Good luck.

Check w/ the Planning Department, to verify the zoning, and if the zoning can be modified.

A few more things to check (other than just zoning):
- wetland;
- 100 year flood plain;
- ingress/egress (is there a road on at least 1 side of the road);
- easements (e.g. power line);
- EPA issues;
- value.

Not only EPA, but State and County (very decentralized)
this may have been said, geological/geotech

Don't forget to see if utilities are available or you can put in a well and septic.

There is a property that I am interested in that has no city sewer and water access so it has a well and septic, but the septic is a mound real close to the street and is illegal. I
am wondering when i would be okay with the risk of the city condemning the prop for no viable septic solution other than the illegal one if they catch on since the lot it too small to put it anywhere else.

Well and septic on a small lot- that is not a well I would want to drink out of!
