I had brought John Locke's manual regarding bird dogging. I did use his pharase for my newspaper advertisement "I have Buyers 4 houses". I did get some responses but I was just thinking that the people who are calling my ad are investors who maybe thinking that I can find buyers for their properties.
Which I am not trying to do here. I am a bird dog who is trying to get motivated sellers? Any feedback is appreciated! <IMG SRC="images/forum/smilies/icon_eek.gif">

Hi,
There are many ways to attract motivated sellers. Though, Mr. Locke suggested placing an ad in the newspaper, I am certain he must have suggested other means to marketing in his book.
Everyone is different. What may work in my area, may not be as effective in yours.
Have you tried any other means of marketing?

Visualized is right. In my area, real estate newspaper ads are not particularly effective. When I listed a job opening, however, I received over 300 phone calls. Go figure 
The most reliable way to find buyers in any area is to start building a network. Get to know everyone. Let them know you are in real estate. Not everyone has to be investors. I run into a couple of people a week that are just looking to buy a home in my target areas. They are thrilled at the possibility of buying a house 5% below market value.

uh Dural what exactly do you mean "when i placed a job ad i got 300 calls"?
was this a real estate marketing technique or a real job...sorry if this is a silly question
but if this is a marketing strategy i want to know more!
