We have a small house in our local mountains, Big Bear California, there is a small parcel of land next to us that is too narrow to adequately build on, that we are trying to purchase, that our neighbor occasionally uses to park his junk on, very unsightly. The legal owner wants desperately to sell the property, which was willed to ham and his two brothers many years ago. As typical family disputes go they haven't talked or seen each other for the last 20 years. The one brother we have contact with has been paying the taxes for all this time to avoid the property going to the state. We are trying to help him all we can obviously with the shared interest trying to purchase this parcel of bare land with no improvements. This parcel of land has a estimated value of 12,000 $15,000 dollars.

We did contact one recommended attorney, their estimate to process this action was $5,000, and approximately a six-month process. Of course we were surprised this process would cost 40 percent of the property value. Our only other course of action if we can't purchase outright, is if we can legally acquire a long-term lease to purchase and take possession to make improvements, fencing, clean up the property.
