The way things are going these days with foreclosures it's taking lenders 2-3 month before you see the property on the market they usually hire a third party companies in order to manage and the then sell the property thru a licensed local real estate agent,my best advise would be to see who is the realtor in your area that usually sells bank owned properties since they have the contact in place . let him or her know that you may be interested and have them call you to see it first ( have him or her be one of your " A Team" if you are going to be in the foreclosure business).

It is mostly a waste of time trying to speak with the REO department as an small investor. They will take their time and eventually list it in the MLS. I would suggest you find out who is the top gun for REO's in your area and speak with them. See if they do Washington Mutual and let him know that you have an interest in the specific property. See if he will let you know when it is coming up for listing.

If you are considering looking to purchase or invest in REO properties from Washington Mutual, you should also consider looking at the nationwide listing of REO Homes offered by Taylor, Bean & Whitaker Mortgage Corp. I understand that they are the 15th largest nationwide wholesale mortgage lender. I found their site through a Foreclosure listing directory. They have several hundred REO homes listed and you can easily search by City, State, Price or just about any detail. I found several real estate properties there that appear to be great bargains. www.taylorbeanhomes.com
