see....I'm a graduate of the school of Hard Knocks. No college
education here. I will
tell you that I am PROUD of my PHD......Public High School Diploma. I
earned my advanced degree in Real Estate Investing through years and
years of real-life and in the trenches, trial and error.
Here's
my story.....
In 1998, I was married with an 18
month old daughter and life was good. We had just moved into a house
that we had bought the previous year and my wife was a stay at home
mom.
Then it
happened…. My wife found a lump in her
breast and it turned out to be breast cancer. At 28 years old, she was
now going through chemo, radiation, surgery and more… Our
world turned upside down. Two and a half years later, in January of
2001, my wife lost her battle against the cancer. There I was, a newly
single dad with a three year old daughter who had just lost her mommy.

You might ask, why am I telling you all of this?
Well, I had tried real estate a
couple of times before but I just couldn’t make it click. I
couldn’t find the time to look for enough houses. I
couldn’t find the time to make the offers I needed to make. I
couldn’t find the time to build my team. I couldn’t
find the time to inspect the houses that I needed to inspect to get my
investing career going. And now, I had even less time because
it’s just Linda and I. I couldn’t afford to just "hope
for the best", I had to make the
best happen. My daughter was depending on me.
Now…. I want you to relate
this to a past experience in your own life. Have you ever been in a
situation with your back against the wall and whatever challenge you
were facing, you had to hit it head on? You didn’t have a
choice. You had to succeed. Well, you rose to the occasion, you picked
yourself up and YOU made it happen,
didn’t you? Well, this was the situation I was in.
If I was going to make it in Real
Estate, I
had to do it with maximum results, in minimum time and with minimal
effort. I had to do it without
working nights and weekends
and I had to do it while still working a full time
job.
You

Here
is what I did......
The first thing I did was immerse myself in
education. I went to every course, seminar and meeting I
could find. I bought every course I could get my hands on. You should
see my library! I learned all of the tricks, techniques and strategies
that were out there. I learned it all. The one thing they
didn’t teach me in any seminar or course I purchased was how
to maximize my time and efforts by using technology and applying it to
real estate investing. Nobody was teaching this. Like I said
before, I just didn’t have the time to put into real estate
being an only parent working another full time job.
The second thing I did was to study success and
technology in other industries.
I researched internet marketers,
software companies, mortgage companies, franchises and more. I bought
courses, went to seminars and read lots and lots of books. Books like
“Business at the Speed of Thought” by Bill Gates,
“E Myth” by Michael Gerber,
“Hyper-Growth” and many more! I learned how big
companies maximize their time and efforts using technology to their
benefit. How
they set up systems so the leaders can take themselves out of the
picture and the business continues operating without a single glitch.
The third thing I did was to put the two together
and create an easy to follow, step by step system that not only allowed me to become a successful
investor working only a few hours a week but it was a system I could
use as a business plan to train other people to work for me on a
commission basis. Now I buy 10-15 houses every month and I never talk
to not one seller or realtor myself, ever! Did you catch that??

One of the most important things I learned
was…
No matter how good or advanced the technology, if you put a good person
in a bad or complicated system, the system will win every time. In
other words, whatever the system,
it
had to be easy to follow and it had to bring technology
down to a level where anyone,
and I mean anyone,
could use it without any specialized training what so ever.
You see, technology scares me but I
learned to manage it without having any special training. Remember, no
college grad here! I’m still scared of it but I learned how
to use it to my advantage and now you can too.
