NEW YORK, NY -- This Year's #1 Most-Expensive Home for Sale Nearly Double the Price of Last Year's
Donald Trump's $125 Million Palm Beach Estate Tops Ultimate Homes 2006 List; New York Has Most Mega-Priced Properties for Sale, California Comes in Second and Florida Takes Third Place Slot On newsstands today is the second annual issue of Ultimate Homes magazine, which features the 1,000 most-expensive properties currently for sale in the U.S. -- totaling over a staggering $13 billion. This year's top spot belongs to none other than Donald Trump's $125 million Palm Beach "Billionaire's Row" mansion, and breaks last year's record of $75 million for the most-expensive home to hit the U.S. market.
Donald Trump's mansion in Florida is in good company -- the state has the third highest number -- 174 -- of Ultimate Homes on the market. California takes the second spot with 183 Ultimate Homes, and Colorado rounds out the top four with 92. Which state has the most Ultimate Homes? New York with 333 -- mostly located in Manhattan and the Hamptons.
Other highlights from second annual issue of Ultimate Homes:

Number Four: $65 million -- San Francisco, CA

Numbers Two and Three: $70 and $75 million -- New York, NY and Bridgehampton, NY
Two New York gems vie for second and third place. One, located in Bridgehampton, secures the #2 spot with a $75 million asking price for its U.S.G.A.-rated golf course, 14 gardens, waterfront views and more than 20,000 square feet of living space. For city dwellers, there's the #3 home, a penthouse atop the Pierre Hotel in New York City, listed at $70 million -- the highest-ever asking price for a Manhattan apartment.
Number One: High atop the list at $125 million is Donald Trump's Palm Beach estate, nestled on six acres with 475 feet of Atlantic Ocean beachfront. In addition to its 15 bedrooms and 14 baths, the mansion has a 4,100-square-foot conservatory, media room, library and 94-foot-long pool. Also on the property are two other pools and three large guest houses.

So just who is buying these mega mansions? A recent survey of upper-tier residential brokers by Unique Homes reveals the majority of million-dollar-plus buyers are entrepreneurs (76%), who pay in all-cash (54%), and collect art (74%), cars or antiques (both, 63%) and wine (54%).
Other findings from the study include:
-- Spanish/Mediterranean ranked as the most desired style of luxury home
today
-- Desirable location (87%) is the trait most likely to differentiate an
$8 million-plus home from one that is only a few million
-- Luxury brokers report that when working with married couples, the wife
has more say in the decisions to purchase
-- Once hot-button amenities now out of favor with luxury buyers include
Jacuzzis/hot tubs, marble and granite, and media rooms
-- The majority (53%) of upper-tier brokers said an Ultimate Home -- e.g.
a home priced at $8 million or above -- takes up to 19 months on
average to sell
-- The majority of NYC brokers surveyed said the starting level for luxury
in Manhattan is $2 million; the majority of Dallas brokers said it's
$1 million in their market, while in San Diego, brokers cited
$3 million as the starting level for luxury
