GREENVILLE, SC -- Atlanta based developer McChesney Investment Advisors received unanimous approval from the Greenville City Council for their mixed-use development. The proposed project is a 75-acre brownfield redevelopment of the former Hoechst Celanese fiber plant at the epicenter of interstate 85 and Woodruff Road. With retailers and restaurants scheduled in the first phase, the development is ultimately projected to include 4.5 million square feet of retail, office, residential and hotel space as well as a 2 acre linear public park.
McChesney Investment Advisors envisions the Greenville site as a focal point of a vibrant, bustling town center that will enrich the quality of life and the economy of the region. "Revitalizing an underutilized property that at one point was a contributing factor to the economy of Greenville and South Carolina is one of the highest callings we can have as professional developers who care about the communities in which we do our work," said Nick Walldorff, President of McChesney Investment Advisors.
McChesney's vision for the site is to create a comprehensive residential, commercial and retail component that will be more compatible with surrounding land uses. Commercial uses will include a full service hospitality product, fitness facility and an entertainment complex, all situated in an intricately planned community to minimize traffic impact. Linkages to mass transportation and the pedestrian and bicycle access to neighboring developments will encourage use of modes of transportation other than vehicular travel.
The site will include pedestrian friendly walkways, tree lined boulevards, bike paths and recreational open green spaces. McChesney Investment Advisors partnered with the GreenbergFarrow office in New York to assist in the planning of the 75 acre mixed-use community. "We wanted to create a sustainable living environment through the incorporation of smart growth redevelopment strategies to create a new urban core that integrates with neighboring developments that have achieved well deserved notoriety," said Shay Eskew, Director of development for McChesney.
Surrounding developments include the Clemson University International Center for Automotive Research facility (CU-ICAR), the 1,100 acre Verdae development, Hubbell Lighting headquarters, Carolina First corporate campus and numerous retail giants such as Whole Foods, The Home Depot, Best Buy and Barnes & Noble.
