Getting Started In Residential And Commercial

Let me start by apologizing if this post is in the wrong section. Over the past 6 months, I have read and read and studied as much information that I have been able to get my hands on. I truly want to make real estate investing my full time career and want to get there as soon as possible.

My situation lies here, I feel like I have done so much preparation (studying, reading, est an LLC, set up a website, signs, cards, some networking) but I have yet to really have any big leads let alone able to close on any deals. I feel like I am going backwards by going nowhere! I know that I need to do something but right now I am just at a stalemate and feel like I am going nowhere.

If anyone has found themselves in a similiar situation when starting out, any information or tips would be greatly appreciated! I know I am on the verge of good things but just cant seem to get over that HUMP and need help!

My first 1/2 dozen deals, I partnered up with an experienced investor to give me the courage to forge ahead when I saw an opportunity.

I'm in the same boat. Don't feel bad. I've watched the market for 3 years and actively been searching for my first deal for the past 14 months. We are very close to closing my first deal. Can't say it's going to be the most profitable and we've definitely made some mistakes on it, but I have two exit strategies in case we find ourselves in hot water and both will either let us make some money or break even.

I'm chaulking the first one up to a learning experience, and will hopefully not make mistakes on any more.

I think you'll be fine. I found that I was being way to conservative.
