Hello,
Did you ever get any guidance on how to buy liens in Alabama?
No I never got a reply.
I would start by reading the relevant statutes (that guide the process).
Then, I would read them again.
Then, I would look through the public record and pick 3 o4 companies that buy a lot and looks like they know what they are doing.
Then, I would review their cases and see what they had to prove to get the deeds.
Then, I would see what kind of properties they purchased (typically single family homes for large buyers) and see if I can emulate what they did.
Also, bring lots of cash at the sale
Good luck!
Go to your closest county and ask them what time of the year the tax sale is (was).
Ask them where the results of the tax sale are recorded(published). They will have a book or a computer where you can look at what happened.
Ask simple questions like: "How much time does the owner to pay off the taxes before losing the property?"
I believe it was 3 years in Alabama.
Check 3 year and 4 year old books (properties). See the ones that went to deed. Find out the case number (recorder's office) of the case that led to the deed. Go to the circuit clerk (or your county court) and pull out that case. Read it. See the quoted statutes.
Now you have a starting point what statutes you need to learn. Any good law library or county law library (in the court house usually) will have those statutes if they are not online.
More questions:
"What kind of notice needs to be served upon the tax payer/owner?"...
Small counties are more helpful than large counties.
This is a business. There are companies, attorneys and people who make a living at this. It takes a lot of work and a good understanding of the law. But now you have a starting point.
