I have had a hard time searching thru my county records, and the county website (which list tax liens sales). I need to know other means of obtaining information about finding tax liens certificates for apartment buildings. Does anyone have any suggestions?
I have thought about creating such a data base that would create a cross-reference. The data is out there, but is expense, hard to access or represent the data is a format different than is needed.
I wanted this more for NOD and NTS than tax sales, but I think the issue is the same.
What are the challenges you're hitting?
Basically just finding people in the municipal courthouses that know what they are doing. I found one investor, but I can tell they are a newbie, since they say the same scripted nonsense. Anyway, I am looking for apartment buildings that have back taxes due on them. They take longer to foreclose, but have much more upside than one with a defaulted mortgage. Any assistance would be helpful. I will more than willing to pay for the information.

If there is a good web site (e.g. assessor's office, treasurer office, ...) that has that info you can start with a list of delinquent properties. If the list does not have that information (e.g. type of building), then reduce the list by looking at the amounts (usually above a certain amount for buildings, say $3,000.00/year). Then check only the remaining list on the web site and voila you have a list of apartment buildings.
