I've copy pasted some info on Wells from a report we use with our students. Hope it helps.

By the way, ASC is a nightmare.

Wells Fargo: Historically, this lender was a good lender to negotiate; however, during the past two years they have become difficult. They service all loans including conventional and government-sponsored loans. Wells Fargo is inefficient and not well organized: packages are commonly lost, and they use a team approach to handling each file. Wells Fargo owns ASC which negotiates many Wells Fargo files. Likewise, this lender is known for repeatedly calling the borrower instead of calling the person who is the main contact representing the investor. [addsig]

Wells Fargo/ASC is very easy to work with if you understand their system. If your looking for a fast transaction you won't get that from them. Property's with sales dates get priority and they commonly don't get to them till weeks or even days before the auction. Mit's are more knowledgable than most and they are generous discounters with a sweet spot in the 82% range. If your offer mitigates loss within these guidlines they'll work with you most cases.

I had reasonable success with WF until the recent policy change wherein it is impossible to speak to the loss mitigator/negotiator unless he/she initiates the call. Even when you have their direct phone #, you are greeted with a message that explains to you that due to new policy, your call will not be returned. One of "The Phone Team" will take your question/inquiry, the send an email to the LM - like going around the house to walk thru the front door.
It's miserable now - even with a great offer.

We know far too much of ASC upper management in the loss mitigation department to say they are any good. They are the worst. We do a lot., I mean a lot of cases, and everyone with ASC is a disaster. ASC is one of the most dreaded agencies we deal with and the writing is on the wall or more like all over the forums. I have had various instances where all the items where in and the agents just sat on the files consistently saying that all the needed items are there or not there; the counselors in most cases don't know anything! Up until recently they didn't even have an escalation procedure. Now as having worked for a lender myself internally, we have seen that Wells the investor side is almost as bad as their loan servicing side. Now they have recently gotten better but up until about a year ago the investor was only represented by two people in the whole world that reviewed these files for the banks approvals. They are a disaster though and why foreclosure counseling agencies tend to exist. We couldn't imagine being one of the homeowners in real need with little to no knowledge of what to do. ASC really gets our goat so we apologize for the rant but we just could not believe the previous posters great results when we have seemed to have been dealing with the slightly less capable loan counselors in the company. Even talking to top manager in that department the other day they admitted that they also have problems with their faxes "but those are in the process of being fixed or had been fixed". Either was a ridiculously terible company with rude agents for the most part.
