Many investors have the seller cancel the listing to work on the short sale; then depending on the possible discount find investor buyer or list it themselves to find retail buyer.
HomEq wants to see a listing agreement with the SS package. So how would you proceed:
Ask the seller to cancel listing; have seller list it your investor-friendly realtor; work the short sale; then cancel the listing and relist with you as seller?
The plan being to get a discount on one end and a buyer on the other end to make the profit spread.

Good question, as every lender is now requiring a listing agreement.

You need to find a method where you can establish equitable interest in the property, and have the right to market and sell.

Fortunately, there's a way that is entirely legal and transparent, unlike the land trust method used for short sales . . . and it involves using an option. .

Even with the option, listing a property can be challenging if the listing agent isn't totally on board . . . but we do it all the time.
