I want to start a thread where people who are in the real estate investing world can start posting references to investor-friendly loans and mortgages. It would be a great resource to have a central place where real estate investors can find references to good ****Must participate a while before posting URL's***'m writing this in November of 2007, and standard procedure right now is pretty much 10% down on a good credit candidate if it's an investor purchase. You might find a 95% loan on a refi.
My intention with this message is to get real estate investors, lenders, mortgage companies, banks, and private individuals to create a central place where they can find financing. My intention is to get folks who are willing to lend to post what they have available that's truly investor friendly (ie. who still has high loan-to-values, cash out refinances with higher LTV's, products that allow seller carryback, or that will allow for something better than 2% or 3% seller contribution).
We welcome posts from:
* Small banks and finance companies who are porfolio'ing their loans and not concerned with secondary market guidelines.
* Private individuals who would like to lend on either short-term or longer-term real estate deals and get above market returns
* Companies or organizations with funds on which they need above market returns and are willing to fund real estate transactions
* Hard money and private lenders who can structure terms in a true win-win fashion
Please don't reply if you are:
* A mortgage broker with standard products that are going to be sold on the secondary market
* A hard money lender with hard money terms that can break a deal
* A note buyer who want's to broker a note (unless you have something extraordinary and have first-hand contact with the funder)
* Somebody who is trying to wedge yourself into a deal by saying you have a lending product when you really don't
