Hard Time Selling Property With A 10% Cap In MA

So I have this property I'm trying to sell. Got it advertised on here, my personal websites, MLS everywhere!! Getting a lot of tire kickers. Property is fully occupied, with a NOI of over 124k per year, priced it right over a 10% cap rate, and nothing getting anything. Any suggestions, inscentives, etc that might help move it?
