The best place to find the best deals are with a good broker. They have the networks of brokers, bankers, lawyers, and private investors, and some of the best deals are found by who you know.
When I see a property I would like to own, I go and talk to the owner. It is better to find things that aren't on the market in my opinion. They arent always deals though. However if they ever get motivated I may be the first person that comes to mind, hopefully before their broker.

The absolute best way to find properties is on your own. More specifically if you want to get in on the ground floor of a new project, buy from the developer building the project. They usually sell of half of the land with itenants already lined up for you on a NNN deal. The other 1/2 is kept by them to lease out for recurring income.

Get out there and start networking. Just talking with brokers, agents, investors, and contractors will stir up opportunities before, they are on mls for the whole world to see.
