Zero Down Commercial Deal

I'm looking at a strip mall in Austin. Putting the numbers together what I'm really trying to do is get into this with ZERO down. Is this even possible?

I'm using 75%LTV on a first (conventional)
25% from a HML or investor.

Using 9% int rate for the 2nd, would anyone even go for this? My thinking is that if the DCR is there for the bank (1st) and the interest rate is there for the 2nd, isn't everyone getting something? If I can build in a little cash flow for myself will this fly?

I would really appreciate any feedback even if it's to tell me I'm crazy. Thanks in advance

Seems unlikely that you would get a 2nd lender @ 9% unless it is somebody you know-- relative college buddy, that sort of thing.

Thanks. I guess I was just making up the 9%, but whatever it is would ANYONE even lend at this LTV? Hard Money Lender? Private Investor? , etc...

No. You can find 80% if the debt service is at break even. You could try to arrange a second lien off the books

If you own other property it is probably easier to just give a lender a mortgage on something else that you own and apply the proceeds to this property.
