I wanted to share the following strategy with you as I think you’ll find it very helpful in getting some great properties.

I wanted to share the following strategy with you as I think you’ll find it very helpful in getting some great properties.

Okay, so the world of homeowners can be broken into 3 categories:
folks who don’t have their home on the market
folks selling their home with a realtor
folks selling their home For-Sale-By-Owner

Make sense?

And within each of these there’s a sweet, juicy core of motivated sellers just itching to work with you.

In future messages, I’ll talk about the first two categories – for now this strategy is going to focus on FSBO’s (For-Sale-By-Owner).


#1…………………………….WHY FSBO???

Why For-Sale-By-Owners?

Just because someone is a FSBO doesn’t mean they’re necessarily motivated, right?

You’re correct!

Maybe they just don’t want to pay a realtor fee.

Or maybe they prefer to sell on their own.

But – there’s a BIG STATISTIC in your favor.
Namely, most FSBO’s are NOT successful.

So they may not start off motivated, but after several months without even an offer – the name of the game changes.

But there’s a much BIGGER WHY on FSBO’s…

Flashback to 10 years ago…

Contacting FSBO’s was a HUGE pain in the butt.

You’d have to works the phones or going knocking on doors.

And since it is a numbers game after all, that meant a TON of work!

Do you hate work?

I do!!!

Here’s the beautiful part –

Our little friend the Internet has made it simple, fast and www.fre.e to contact FSBO’s.

You can literally contact dozens FSBO’s in couple minutes, all while still wearing your pajamas!

I put together a strategic list of where to find FSBO listings online.

These sites are all NO COST and best of all – no dress code.

So wear your pj’s.

Some of them you’ve probably heard of, but check the list carefully as I’m sure there are a few you never even thought of!!

www.fsbo.com
www.forsalebyowner.com
www.owners.com
www.byowner.com
www.yahoorealestate.com (be sure to check the box that says “real estate classified)
www.craigslist.com
(if you haven’t heard – Craig’s list is the world leader of classifieds on the web and they’re real estate section is no exception. Tons of great FSBO’s here).

Two added tips for you…

A) Be sure to search your online local classifieds as well.

While these smaller sites will have fewer properties to browse, this also means the homeowners are probably getting less bites.

Translation – “closet” motivated sellers.

B) Check out www.realtor.com.

Now this doesn’t fall into FSBO’s, or does it.

Most listing expire after 120-150 days.

So it’s very easy to go online once per month, make note of the properties you’re interested in and then watch to see if they stay sitting on the market. After 120-150 days – time to give them a call!

If you have access to MLS of course, you can just check the DOM (days on market) for the listing.

Although you’d miss out on the whole note making process – kind of fun like watching the NFL draft.
