When I first started out as a real estate investor, I would door knock to people in pre-
foreclosure and make them an offer on their property. After having numerous doors
slammed in my face, dogs chase me and shotguns pulled on me, I knew there had to
be a better way!

I decided to have a website built and started sending “cash-offer” postcards to people
in pre-foreclosure. I would also direct them to my website for a Free Report on “how
to stop foreclosure”. In order to receive

this Free Report, they had to input all of their information which was then sent to me by email. This worked very effectively. As a matter of fact, my competitors would call me up and ask how I was purchasing so many properties. Do you think I told them? Absolutely not! But what I did was turn my competitors into my ‘wholesale buyers’ and I started totally dominating my foreclosure market.

One thing I realized is by sending “cash-offer” postcards to people in pre-foreclosure, not only did I start doing more deals, I gained the instant credibility that I needed. My prospects now had a place where they could go 24 hours a day, 7 days a week that would explain all about my program, offer them free reports and answer any questions that they
might have. I also put an online sellers form on my website that they could fill-out that
is set-up to pre-screen and pre-negotiate for me so I do not have to drive around all over town and talk to unmotivated tire kickers! Once they filled out this form their information is sent to me by email.

Another thing that I started doing was implementing my domain name into all of my existing
marketing. All of my classified ads, bandit signs, letter campaigns, door hangers, car signs. I noticed that this drastically increased the response rate on my current marketing.

One of the most effective things you can do right now is take your real estate investing business online. They say that 87% of all people who are looking to buy or sell a home go online first looking for a real estate agent or investor to assist them. You can accomplish this by getting an investor website and setting up a Google Adword campaign. By setting up a Google Adword campaign, you can take your website, target it
by City, State, County or Nationwide and get on the first page of the search engines in 15 minutes or less. You can go to www.Google.com and click on “Advertising Programs” and go through the tutorials. I have a website that generates over 1000 leads a month by doing this. And guess what? I don’t have to write, stuff or stamp a thousands letters to get these leads!
