Reasons why you should get a home inspection when purchasing a home.

You just made an offer on your potential dream home and the seller has accepted it. Congratulations! Now it is time to get down to business with the tasks you need to accomplish to make sure you are able to successfully close on your new home. One of these tasks is to get an inspection done on the home to make sure there are no hidden defects that the seller is not aware of and cannot be readily seen by you, the seller or your real estate agent.

The home inspection is one of the most important steps to home ownership. Make sure you have included your right to have an inspection done prior to closing in your initial offer on the home. Usually the inspection will be done within the first 2 weeks of the contract being accepted. It is most often the buyers responsibility to choose and pay for the home inspection company.

Choosing the right inspection company is a process that needs to be taken very seriously by the purchaser. Never just allow anyone to make this choice for you. While your real estate agent may have several names of inspection companies they are familiar with and trust, you would be wise to interview each and every one of them on your own before making a decision. Additionally you should look in the phone book or online for other companies not suggested by the agent. Questions to ask these companies may include;

The services they provide and costs involved?
What licenses do they hold?
Can they provide references?
What state of the art equipment do they use when performing their inspection?
Do they provide pictures of areas inspected?
Do they offer any warranty on their inspection?
How long will the inspection take?


These questions will help you in choosing the right company to dig deeper into the condition of your home. Make sure the inspector from the company you choose is someone you feel comfortable with to explain the results of the inspection report in terms easily understood.

Getting a home inspection and being satisfied with the results can mean the difference between your dream home and a nightmare.
