How to Get Maximum Exposure When Selling

There are a lot of common mistakes that for-sale-by-owners (FSBO’s) make, but in my eyes there is only one major mistake, and that is not enough exposure. Most FSBO’s fail because they simply don’t get enough exposure in the marketplace, plain and simple.

There are many ways to advertise your property for sale. My personal favorite is standing on the side of the road and yelling, “hey, look at my house!” You’ll be surprised how many people will look at you and notice that you’re yelling at them. Seriously, exposure is more of an art than a science. There are many people who are looking for property in many different ways. Your job is to maximize the amount of eyeballs looking at your property.

The Traditional methods: There are several traditional ways to market your property.

One. Listing your property with a real estate agent.

Pros: Agents can provide lots of helpful services and will hand-walk you through the

selling process. Also, you’ll miss out on all of their humorous anecdotes.

Cons: You will have to pay the agent’s commission which will be at least a hefty 6% of the purchase price of your property. Also your property will be locked into a contact with the agent, which can inhibit some of your flexibility.

Two. Sticking a Sign in front of your yard.

Pros: everyone who drives down your street will see your sign. Also it is relatively inexpensive to do.

Cons: Unless you live in the middle of an expressway, not many people will see that your property is for sale. Also you will have to walk on your front yard.

Three. Advertising in your local Newspaper.

Pros. Thousands of people looking for real estate may see your ad. Also it is relatively inexpensive. And, people expect to look for real estate in the Sunday paper.

Cons: If you have to keep your ad running for a long period of time it can get pretty expensive really fast. Also, you have to deal with talking on the phone with the sales people, and who wants to do that? I literally spend my evenings avoiding talking to them.

Four. Posting your property online

Pros: The great thing about the Twenty-first century is that mankind has crossed the digital divide and brought real estate with them.


Cons: There are some sites where you can post your property online, but normally for a small fee. Normally 100 or 200 bucks.

The other night I discovered the hidden jewel of the internet and the solution to all my exposure woes. They take away all the objections to using their service.

Five. Adding your property to www.MyLista.Com

Pros: Expose your property to millions of people. It’s free to add your property. You get tons of exposure there is no risk at all.

Cons: You can only load two pictures per property. But heck it’s free. Can you really call that a Con?
