The number one cause for a home not selling is tied between two things.
Price and MLS errors.
Advertising is the least effective way to sell.
The Real Estate Agents Multiple Listing Service is the absolute most effective way to sell. It effectively advertises to some 4,500 agents with buyers in Lee County alone.
Why your home may not sell?

A few main reasons you will not sell.
1.You must be priced properly to cause agents to show your home. Never let agents buy you.
Buy Me! What do you mean?
Greedy sellers will list with the agent that gives them the highest price for their home.
As a buyers agent I look at which agents buy listings and we will not show their listings. It makes us look bad to the buyers.
2. Very important! Ask your agent to see the MLS print out. Check for errors as she will before showing you. As much as 20% of homes are listed as a condo or duplex or other serious errors. They will not show up in the searches. Check carefully. Ask!
3. Pictures, up to 10 pictures are allowed in the MLS. I use these pictures to decide if the home is what my buyers want. Few pictures, Few showings.
4. Clean the house and remove clutter for pictures and showings. Start from the street, be a buyer, see the faults. Fix them now.
As a buyers agent, I know many agents are afraid to be frank with you. Encourage them to tell you what you need to do to get top dollar. If you even seem like you are offended the agent will back down and not tell you what you really need to know.
I just showed a 1.2 million dollar condo on Fort Myers beach with old poop stains on the carpet. Unbelievable.

I would say the #1 reason houses don't sell has a lot to do with marketing.

If you're priced reasonably and the house is truly ready to sell, then as long as your bring in traffic it will sell.

The #1 reason a house will not sell... is because of the person in charge of selling it.

Just my 2 cents.
