EQUITY SHARING Knowledge = Power – For Intelligent Property Investing in 2006   Have you ever heard this before?   "So what's the big deal with me learning about my industry? As a new owner of my own properties I know it's all about Profit – making bank deposits from my rent rolls, because I bring in deals,  rent out these homes and/or close on others I have for sale– so that's where I focus all my attention! Finding new deals, buy/sell & close and/or rent them– is all that matters to me!" That's actually a common thought among conventional real estate investors, and the absolutely wrong one to focus on. That's our opinion on that limited thinking about profitably staying in this business over any good length of time.   The Real Estate industry is in the middle of several significant changes. unqualified loan officers throwing unsuspecting owners, buyers investors and landlords into easy money opportunities (at least for the LO earning a loan commission that is) the party's over, Foreclosures & Bankruptcies are on ‘Swoll’ (sic for Swelling Without Limits) many landlords and owners are abandoning ship. For those Investors sticking around, every day brings evictions, higher carrying/holding costs, fewer or restrictive loan programs, etc.

And, as all those ARM's interest only mortgages are coming home to roost (the latest trick-phrase is 'reset') and they all will sooner or later, we're in for a tidal wave of foreclosures all over the Us as never seen before!  

And HOW IS THIS GOOD NEWS FOR YOU???  

It's long past time to cut back on any extravagant expenses or overhead, the next 2 years won't be anything at all like that last 24 months – there's going to be far less income available, so reducing your outgo is smart thinking.

Next, we suggest you get to know all the programs your Broker/Lenders have available, and stop your concentration on only a handful of loan product types which you have favored in the past (since many of those more aggressive ones will disappear).

  Investors will be faced with more and more landlords and/or un-willing sellers who are in serious financial trouble, and your profit centers can both Safely & Easily be derived by your focusing attention on helping them stay in their homes, hold onto their assets, undoing their mistakes by simply sharing Equity in the property(s).

  This also represents an opportunity for you to correct the bad loan the last originator put them into that’s burying these owners now. These are our new prospective Equity Sharing investment opportunities, and if you don't learn more or seek out this new investing angle, you'll be going back to work where you worked before you entered the real estate investing business or worse have to take on a second low-wage job, or go homeless for a period because you’re a plan just wasn’t producing the income you needed.

Just look around right now you see this happening all around you everyday.
To get through the tough times destined to arrive in the immediately future, you as a real estate investor, owner, and/or landlord need to go through a significant transformation of how you think about and how you’ll choose to do your investing.

  It’s time to pump-up your knowledge, and not just your credit score and  closing skills.

 The real estate industry tends to go through up & down periods of major transformation (I’ve seen it many times before); only those with the knowledge and skill set to adapt will make it into 2007 and beyond…Of Course You’ll Need To Be One Of Them!
