Using Birdogs effectively

Using birddogs is a great lead source that a lot of new investors don’t utilize enough. The biggest problem with birddogs is turnover. Your turnover will depend on how you pay them. I pay my birddogs $10 dollars per lead plus bonuses once the deal is closed. This has given me a higher retention then others who pay them less. A fellow investor pays his birddogs $1 per lead plus bonuses. He goes through more birddogs then I do but still does a lot of deals.

The turnover is not really a problem if you automate the tasks dealing with birddogs. Keep everything on autopilot and you won’t have to worry about the amount of birddogs you are having to replace. I put a Sunday newspaper ad for birddogs. It was just a one day ad and I received calls for the next month and a half. Off of one newspaper ad. The problem was I took the calls. It took my time away from what is important and that is writing offers.

Now what I would do is have them go to my website. They can download my information packet on what I am looking for and the Property Locator Worksheet that I developed for Adobe acrobat. This is a special pdf file that can be saved using the free Adobe Reader. If my birddogs don’t have the Reader then all they have to do is download it. My birddogs will email me the Property Locator Worksheet and pictures of the house and I import them into my software application (Property Lead Generator) directly saving me from typing in all of the information. To make sure all of my birddogs know what properties have been submitted I just export my properties(again using Property Lead Generator) into a text file, excel worksheet, or a html file and send it to them. That way I don’t get duplicate leads from my birddogs. Pretty simple.

The Property Locator Worksheet comes with Property Lead Generator software. I found it to be a very useful tool.
